Connect your unique schedule to Airbnb in total synchronisation

elloha now offers its users full synchronisation with Airbnb.

Two types of synchronisation will be possible for your Airbnb listings:

  • Limited: only stock, prices and restrictions will be synchronised. Data such as descriptions, photos, etc. can be modified directly in your Airbnb account,

  • Full: synchronisation of all your data with the possibility of creating your Airbnb listings from elloha

A Basic or Connect subscription (or Diamond for Belgium) will be required to activate Limited synchronisation, whereas Full synchronisation will only be available with a Magic subscription.

IMPORTANT: 15% commission (excluding any VAT) is payable by the owner only. With this approach, Airbnb is responding to customer demand, who want to avoid the surprise of the "final price". It is up to the owner to increase their prices in order to charge the same amount to their customers and receive the same income.

Important information before setting up this synchronisation :

  • The different types of prices proposed by elloha for your standard offers (per person, per service and per combination) can be synchronised with Airbnb. The rates per combination and per person only work on the standard price, set per night, without taking into account the extra bed.

  • If the standard price of your offer is set per service, if you book a stay of several days with different prices, these prices are added together(e.g. a weekly price from Monday to Friday is €100 and the weekend price is €150, for a 2-night stay from Friday evening to Sunday morning, the customer will pay €250). In the case of complex rates (rates set per person or per combination), things work differently, as it is the rate for the first night that is taken into account and multiplied by the number of days making up the customer's stay(using the example above, the customer will not pay €250).

  • It is currently impossible to synchronise special offers and promotions, as Airbnb is unable to process this type of offer.

  • Weekly pricing is now manageable. If your standard price is set by the week, it is no longer possible for end customers to book 9 or 11 nights.

  • Bookings made on elloha update the availability on the Airbnb schedule.

  • If you have set up your bookings to be accepted in deferred mode, this will no longer apply with elloha synchronisation.

  • Airbnb allows your customers to indicate the number of children when booking, but it is not possible to set a different price for them as Airbnb only uses the notion of traveller. If you have set rates by combination in your elloha account, children's rates will not be taken into account by Airbnb.

  • With regard to the various charges set up in your Airbnb account, such as cleaning charges, linen charges or management charges, once the synchronisation has been carried out between elloha and Airbnb, this data must be managed on Airbnb.

Note:

  • You must have a commercial contract with Airbnb.

  • Commissions and financial relations between you and Airbnb remain managed on the latter's extranet.

  • Once Airbnb xml synchronisation has been activated, we recommend that you avoid closing this channel, otherwise you will have to restart your entire synchronisation.

  • It should also be noted that, once synchronisation has been set up, the offline booking option on Airbnb can no longer be activated and all bookings made on Airbnb will be systematically instantaneous.
