Why should I do this?
If you have activated Airbnb synchronisation of your offers in iCal format from your elloha account, you should know that we can now offer you the same Airbnb synchronisation in instant (XML format). This brings you a number of significant advantages when managing your online bookings.
The difference between these 2 synchronisation formats is important for service providers who need to update their bookings quickly and with as much information as possible.
Here's how Airbnb iCal synchronisation works:
Only unavailabilities are exchanged between the elloha and Airbnb schedules,
No data relating to the customer or the amount of the stay is transmitted by Airbnb,
The schedules are not updated instantaneously following bookings(updates are sent by elloha to Airbnb every hour and the data is processed by Airbnb approximately every 4 hours).
With instant Airbnb synchronisation (xml format), here's how it works:
Synchronisation of rates, availability and restrictions between elloha and Airbnb ( Limited synchronisation),
Possibility ofdisplaying the descriptions of the offers and their photos set up on elloha on the corresponding Airbnb listings ( Full synchronisation),
Creation of a new listing on Airbnb from a listing created on elloha ( Full synchronisation),
Real-time data updates.
Important
Airbnb is changing its commission system.
The current system of 12% for the customer and 3% for the owner is changing. From now on, 15% commission (excluding any VAT) will be payable by the owner alone. In taking this step, Airbnb is responding to demand from customers, who want to be spared the surprise of the "final price". It is up to the owner to increase their prices in order to show the same amount to their customers and receive the same income.
You can increase your Airbnb prices by using the Smart Connect function in your elloha schedule to guarantee the same income.
By only taking a commission from the owner, your customers no longer have the surprise of discovering service charges at the time of booking. The price displayed at the start of their search corresponds to the price paid at the time of booking.
How do I proceed?
If you want to switch from Airbnb iCal synchronisation to instant Airbnb synchronisation, here's how to do it:
Log in to your elloha account,
At the same time, in a new tab of your web browser, do the same to access your Airbnb account.
Once you have logged into your elloha account:
Go to the Sales channels menu (on the left of your interface),
Then click on Close this channel.
ATTENTION: it is not enough to close the Airbnb iCal sales channel on elloha. You need to go to your Airbnb account to delete the iCal links generated by elloha in the listings concerned.
Here's how to do it:
In your Airbnb account, click on Menu,
Then select Listings from the drop-down menu,
Click on the listing of your choice,
Select the Rates and Availability tab,
At the bottom of this page, delete the iCal synchronisation with elloha in the Calendar synchronisation section (simply click on the bin logo to delete the iCal synchronisation).
This operation must be repeated for all your Airbnb listings synchronised with elloha in iCal format.
Once this operation has been completed, you must :
Click on the Sales channels menu in your elloha account,
Open the Airbnb channel,
